- Development Management of incomplete villas within 3 months of completion. Assistance in progress reports and preparing the villa for the rental market.
- Liaison with the developer regarding guarantees covering the property
- Taking receipt of all guarantees/warranties covering the villa and possessions
Property Management
- Maintain quality of standards within the villa and the gardens. Oversee regular duties such as painting, oiling, gardening/landscaping, room services, swimming pool/Jacuzzi, pressure cleaning, outdoor furniture.
- Organize repairs and alterations using reputable local contractors
- Daily monitoring of swimming pools to ensure a healthy environment
- Co-ordination of all waste disposal including septic tanks
- Removing all furniture and maintaining a full clean out of the Villa after guests have departed.
Recruitment and Training.
- Recruiting and training staff members to perform superior services in relation to maintenance, guest relations and hospitality.
- Providing additional staff such as a nanny as and when required.
- Organize monthly schedule for staff
Rental Services
- Advise how to maximize the return on your investment
- Preparation and implementation of marketing strategy
- Promotion of the villa through local and international agents
- Meet and Greet all guests on arrival at the airport
- Walk through inspection with guests on arrival at the villa
- Arrange complimentary airport transfers
Accounting and Administration
- Assemble a monthly expense report for owners of the villas providing information on all monthly costs as well as income.
